After researching builders on the Atherton Tableland and the Cairns region by both looking at websites and finished builds we chose Ian Byrnes Building and have never regretted that decision. Building a new home is supposed to be one of life’s main stressors but Ian and his team building our house was anything but… we lived on the property while our home was built so we had almost daily interaction with the builders and we were continually impressed by the quality of workmanship, attention to detail, willingness to help and the cleanliness of the site. Ian, as well as his team and sub-contractors were always willing to answer questions and offer informed and valuable advice about a wide range of products and finishes. Administrative support was always available from Nicky who acted as a conduit to the building team when they were not on site. We have no hesitation in recommending Ian, Nicky and their team whether it is to build your new home or renovate your existing home. Out of 10? – definitely a 10.
We have been involved in two projects with Ian Byrnes Building in the past 2 years. One was a complete renovation of an existing building, which has now become a market leader in flooring show rooms. The second building was a total new build of a physiotherapy complex. On both occasions we were extremely happy with Ian, Nicky and their team. Every aspect was handled with professionalism, eye to detail, and performed within the time frame required. Ian is a very approachable man and is always willing to do his utmost to iron out any minor details that do arise on the job. We cannot recommend Ian Byrnes Building highly enough and will certainly be happy to build with them again.
In early 2017 we made the decision to relocate to the Atherton Tablelands without any great knowledge of the local building industry and its standards. During the process of buying land we consulted various people about the reputations and standards of local builders. In every conversation Ian’s name came up as part of recommendations offered to us. After some further enquiry including meeting Ian on-site at one of his projects and on our chosen land we made the decision to forego any process of competitive tender and to put all of our eggs in Ian’s basket. Our only safeguard was a sound knowledge of the local cost per square metre for a home of the standard we hoped for. The risk that we took in this decision has been entirely justified over the period of preparation, building and recent completion of our home. Ian and his fine crew of workers have created our home to a standard that we did not expect but hoped for.
Having had a lifetime long connection with the building industry we have seen some very good builders but many average to extremely poor tradesmen. Ian has displayed totally uncompromising high standards and has expected the same of his direct employees and sub-contractors. The good nature and professionalism of all of these people have made the construction period a relaxing and enjoyable experience for us. Unlike the conditions imposed by other contractors we were permitted by Ian to live on-site in our caravan for much of the construction period. We were very grateful for that and made an effort to keep out from under his feet and to avoid being intrusive. Ian’s viewpoint was simply put – “I don’t have anything to hide”.
There were times when our decision-making about various facets of the home were a bit out of balance. Ian never hesitated to pull us back on course and correct our thinking. Such intervention produced an even better home. Perhaps one of the most impressive facets to Ian’s work was his fairness in regard to financial matters. There was not one instance where we felt uncomfortable about his pricing and extras above the contract price. Indeed, Ian did many things on our property to assist with tree-planting, landscaping etc without any request for payment (and we hope this comment doesn’t prompt him to examine his records!!!) We would be very pleased to offer our home as an example of Ian’s skills to any future prospective homebuilder. Thank you Ian. Thank you Nicky.
